Abstract

For a client to decide which consultant in the professional team of a construction project will be the best equipped for the role as principal agent, it is necessary to compare the different constraints that may influence each consultant when fulfilling this role. Time, cost and quality are the main constraints that have an influence on any construction project. The objective of this treatise is to identify which consultant will be able to control these constraints to create a cost effective project for the client. The different constraints are investigated to evaluate the importance of each consultant’s role in terms of these constraints. Thus arriving at a conclusion, which will help clients to appoint the most suitable consultant for the role as principal agent.
